The website provides general property information, searchable listings, location and market content, enquiry routes and planning tools relating principally to Pattaya and surrounding areas.

Content is provided for preliminary information and comparison. It is not a binding offer, valuation, survey, legal opinion, tax opinion, financial recommendation, investment guarantee or promise that a property or service will remain available.

Using the website, submitting an enquiry, requesting a viewing or discussing a property does not by itself create an agency appointment, reservation, tenancy, purchase agreement, brokerage agreement or other binding contract.

A transaction or service relationship becomes binding only when the relevant parties enter into appropriate written documentation and any required payments, checks, approvals or legal formalities have been completed.

We may decline, edit, suspend or remove submitted material where we reasonably consider it inaccurate, unlawful, unsuitable, duplicated or inconsistent with our services.

You must use the website lawfully and must not:

• attempt to gain unauthorised access to the website, accounts, servers or data;
• introduce malware, interfere with operation, bypass security or overload website infrastructure;
• use listings or contact details for spam, fraud, harassment or unlawful discrimination;

The website design, branding, logo, original text, databases, graphics and other original material are owned by or licensed to MuangThai Real Estate and are protected by applicable intellectual-property laws.

You may view pages and share ordinary links for personal property research. You may not reproduce, republish, modify, sell, commercially exploit or remove attribution from protected material without prior written permission or another lawful basis.

Some listing photographs, plans, trademarks and third-party materials remain the property of their respective owners and are used with permission or under another applicable right.

The website may link to or load maps, translation, analytics, social-media, messaging, developer, professional or other third-party services. Links and embedded services are provided for convenience and do not mean that we control or guarantee the third party.

Your use of an external service is governed by that provider's terms and privacy policy. We are not responsible for external content, availability, security or independent acts, except where applicable law provides otherwise.

The website may offer automatic translation through a third-party service. Automated translations are provided for convenience and may contain errors, omit context or translate legal and property terminology inaccurately.

Nothing in these Terms excludes or limits liability for fraud, wilful misconduct, or another liability or statutory consumer right that cannot legally be excluded. Any separate signed service or transaction agreement may contain additional terms that take priority for that specific relationship.

These Terms and non-contractual matters arising from website use are governed by the laws of Thailand. Subject to any mandatory consumer protection or jurisdictional right that applies, disputes will be submitted to the competent courts of Thailand.

Before starting formal proceedings, the parties are encouraged to contact each other and attempt to resolve the concern in good faith.

We may revise these Terms when the website, services, business practices or legal requirements change. The updated version will be published on this page with a revised effective or review date. Continued use after publication means the revised Terms apply to later website use.

If a provision is found invalid or unenforceable, the remaining provisions will continue to apply to the extent permitted by law. A delay in enforcing a right does not waive that right.
